Booking Terms & Conditions

We look forward to welcoming you. When you make a booking at Mossie’s you are entering into an agreement with us.
We kindly ask you to read our terms and conditions of booking below.

ARRIVAL & DEPARTURE: Check-in is available from 4pm on the day of arrival. We kindly ask you to vacate the room by 11am on the morning of departure.

RESERVATION: Please note of the cancellation policy before committing to a reservation.
In order for us to confirm a reservation, we require the full amount to be paid.

CANCELLATION BY THE GUEST: As a small business, cancellation can have a big impact on us, especially if we have turned away potential guests in favour of someone who has already booked and who then cancels. While we understand that unforeseen situations can arise, we strive to be understanding and accommodating in such instances.
(All reservations made with a 3rd party booking platform, different cancellation policies apply and will be dealt with through the platform only).
In the event of a cancellation up to 7 days prior to the scheduled date of arrival, you will receive a refund. All refunds will be subject to an admin fee of 10% (max. 50 euro) to cover processing costs. If you cancel your reservation within the 7 days of the scheduled date of arrival you will be liable for the full reservation price.
Guests failing to arrive, without notification, may be responsible to a charge equivalent to the total reservation price. In case of an early departure, 100% charge will be incurred.We take all bookings in good faith, as we are unable to judge reasons for change, cancellation or non-arrival, however guests are reminded that no exceptions to the above conditions will be made. SPECIAL EVENTS: When booking special events such as group bookings, weddings, workshops and party packages we have a cancellation policy of 8 weeks prior to the arrival date. If cancelled within 6 weeks of the arrival date, you will be liable for the full reservation price.

CANCELLATION BY US: Should it become necessary for us to cancel a booking we will contact you immediately. Any payments made will be refunded in full and we will do our best to recommend other accommodation in the local area. Our liability will not extend beyond these conditions.

COVID-19: Should we be unable to host you due to lockdowns or restrictions imposed on us or by the Irish Government we will offer you a voucher that will allow you to postpone your stay to another time.

PAYMENT: Full payment of reservation will be taken when booking and we accept the following charge: Debit MasterCard, Delta, Electron, Maestro, MasterCard, Visa, Bank Transfer, as well as cash.

PARKING: A car park is available for guest’s use within the grounds. Cars parked here are at owner’s risk.

DAMAGE & BREAKAGE: Please take care of our home. You are responsible and liable for any breakage which you cause to the accommodation or its content. Please report them as soon as they occur especially if you accidentally spill something – is it much easier to clean if we know what it is and act quickly. We do not normally charge for breakages, but we reserve the right to charge for repair or making good if the damage is significant.
We kindly ask you not use fake tan in our bedrooms or bathrooms. Any linens, towels and soft furnishings stained with fake tan will be charged for.
If professional cleaning is required to remove any stain, you will be expected to cover the cost.

HEALTH, SAFETY & ANTISOCIAL BEHAVIOUR: We have a zero-tolerance policy regarding illegal activities, vandalism and rude and abusive behaviour towards us or anyone working alongside us. Illegal activities, drug taking and excessive alcohol consumption will be dealt with. Rude and abusive guests will be asked to leave our property with immediate effect. You are responsible for the behaviour of your guests at all times. Mossie’s is a beautiful private residence and it is also our home. We ask that all guests behave and treat with respect our house, us, grounds and also our neighbours. Us or anyone working alongside us will not be liable for any injury, damage or loss of any nature, however caused (through negligence or not) suffered by you or your party whether before, during, or after your stay.

DATA: Some of the data gathered during the course of a booking may be held on computer.
We would like to hold this data after your visit to be able to inform you of future offers. If you would prefer us not to hold this information, please let us know.

KEYS: You have access to the building and your room 24hrs a day throughout your stay. Our bedrooms have lock on them. On arrival, you will be given a set of keys to enter the main door and your bedrooms and you have full responsibility of these keys for the duration of your stay. Lost keys will be charged at €30 per set.

LOST ITEMS: We are happy to facilitate the return of items that have been left after your departure.
However, there will be a minimum charge of €20.00 to cover postage and packaging expenses.

MISSING ITEMS: We reserve the right to apply charges for any items missing from our rooms.

PETS POLICY: Although we love animals, we kindly ask for the consideration of fellow guests by maintaining a pet-free environment in all our lodgings, with the exception of Guide Dogs. We are unable to accommodate pets, and we request that you refrain from bringing them along.
Please note that we have three cats, but they are restricted from entering the main house and bedrooms.

PRICES: We reserve the right to change our prices at any time. This does not affect bookings already made.

SMOKING: Smoking is not permitted on the terrace, within the premises of the house or on the balcony.
If you require an ashtray, please request one from us, and we will gladly provide it to you, preventing any littering of cigarettes butts in the garden.
